Tips for Selling Homes in the Winter Time in Silicon Valley!

Here are a few tips from the Boyenga Team for selling during the winter time. #1- If possible have photographs of the home during spring bloom or different times of year when there is more color.  In the #2 - Stay away from religion specific staging/decorations, but stacked fresh wood in the fireplace, candles, and fluffy throw blankets can add warmth to a winter ambiance. #3 - Don't get discouraged.  The open houses and showings will be lighter and days on the market may be longer, but there are less properties to compete against.   #4 - Winter is party time, so showcase the opportunities for entertaining in the home with an enticing display. Set out stacks of plates and fresh flowers on a dining room buffet or display holiday cookies on cake stands in the kitchen. #5  Winter showings are often done after dark because of Daylight Savings, so make sure that you or the stager add extra lighting to the rooms so that the house feels warm, bright and inviting, not dark and c

Moving Musts: Shutting Off Utilities:

Every day we turn on lights, wash clothes in electric machines and cook food on gas ranges simply by turning a knob, flipping a switch or pushing a button. Utilities are a modern day convenience that makes life easier, including when it comes time to move. Shutting off those utilities is one of the moving do’s you don’t want to forget about. The key is to get the timing right and follow the proper procedures so you aren’t left without power when you need it.  When to Shut Off the Utilities If you’ve already found another place to live you may be tempted to turn off the utilities at your current home when you set up your new accounts, but this could be a mistake. The utilities will need to be connected for inspections to occur. When you sell a home the buyer is going to have the home inspected, which requires water and electricity (as well as gas if you have it). Landlords will also want to verify that all the systems are working correctly before they release the deposit.

Short-term moves can arise for any number of reasons from fixed-length work assignments to pursuing a graduate degree. How should you approach a move when you know you'll only be in a new area for a limited amount of time? Although every situation is different, you can gain some perspective on important decisions like how much to move with you and what, if anything, to put in  storage  by taking the following guidance into consideration. Choosing which books to bring with you is sometimes a major consideration for a short-term move. What should come with you and what should stay behind? Sometimes, employees involved in a short-term  corporate relocation  will have a partly or fully furnished apartment, condo or home provided as part of their agreement with their employer. A graduate student may choose to live in a partially furnished graduate dorm. People temporarily returning home to help a family member recover from a medical event could have the option to live in their
